True Sight of Water is basically a Sun duration version of Clear Sight of the Naiad, right? That could come in handy here; Loch Ness is notoriously murky (at most, three feet of vision underwater. And wicked cold.)
If I may suggest - no one's thrown in an anti-cold spell, yet. Since gathering the eggs of the Loch Ness Monster is a covenant vis source, that might be handy. Especially considering that Loch Ness is about 42° F/5° C year-round.
Yeah, It is a sun duration clear sight of the Naiad. That is the name that my offline campaign has it on for my mystic blood shark Maga.

This spells warms the target and keeps it warm and comfortable as a summer day no matter how cold it gets around them.
I believe we have more hooks than boons, even with a Healthy Feature +3, so that shouldn't be a problem.
Checked Covenants on my way out the door this morning-- I think an unexplored regio is another hook.
We need some Boons
It's either a hook or a boon. The major boon version presumes that the covenant is within the regio, and that there is limited entry. The minor boon version has multiple entrances that need to be discovered and/or secured.
The major hook version presumes that the regio is unexplored AND creatures come out from time to time to harass the covenant. The minor hook version has multiple entries which cause problems. The covenant isn't necessarily inside the regio for the hook versions. For Bibracte, the minor boon version was choosen, so I've generally gone light on stories that involve it, and mainly have used it to freak out Alexei, or generally aid the covenant otherwise.
It could be that the lab is inside a regio on the island, and no one has bothered to investigate it sufficiently. For example at the mundane level of the regio where the aura is 3, one might see the lab constructed, but a regio boundary is crossed unknowingly, which explains the aura jumping to 6. Perhaps building materials cannot be easily brought over to the island (boats leave things for construction, but the supplies end up disappearing because it wasn't brought through to the regio properly?). Only items carried over via the bridge remain, and it's too difficult to do large scale building that way, especially of stone or heavy wood...
Does it have to be a Magic Regio?
Fyi, the Magic aura from the loch extends to the treeline. Beyond that, it's a Faerie 1 until you leave the woods, in about a mile, mile and a half, when you get to the fields where they pasture the sheep.
A regio that the covenant doesn't inhabit is a Minor Hook, which is what I think you were suggesting.
With the Minor Hook Regio, we're currently sitting at 7 points in Boons and 10 in Hooks (I'm giving you the +3 Limited Aura as a freebie.)
Looking at the Site Boons & Hooks, it looks like:
- Major Boon: Regio has the covenant located within a regio that only natives can navigate - something like the path in Phoenix leading from Bibracte to Phoenix, only more so. A better example might be Cad Gadu, iirc.
- Minor Boon: Regio is like JL said.
- Major Hook: Regio has the regio on (or near, by my fiat) the covenant site, but the covenant isn't within the regio, and you get pesky visitors.
- Minor Hook: Regio has a regio on or near the covenant, but nothing spectacularly obnoxious about it.
- Minor Hook: Regio with Unexpected Entrances has the covenant within a regio, but there are more entrances than the magi are aware of. Hilarity ensues.
As I said above, I think Arya was wanting Option 4 (Minor Hook: Regio), but if we want a regio, either #3 or #4 will work.
Oh...and the Council Chamber building, the Revel Hall, and the Common Lab are all constructed of wood, enchanted with a variant of Thaumaturgical Transformation of Plants to Iron, as are the buildings that are already used for laboratories.

Well, the intention is to find a place where we can build labs without a stunted aura, so... Yes, being affiliated with the Magic Realm would be pretty necessary.

I like the general idea of a low aura generally being available, with the option of a higher order available on an as needed basis. Additionally, the island, being a common lab presents some interesting challenges of not being a sanctum, etc, which I find possibly interesting.
Not something I find interesting. The bonus from the aura is offset by not being able to customize a lab at all. In the end having a personalized lab in a crappy aura will be better than having a standard lab in a great aura. Also, the double size is a waste-- there's no need for extra equipment because it will never get customized, needs no refinement.
I like having a good reliable lab in the background without having to worry that it's not going to be available when I need it, or that anyone can spy on my research because I'm not in a sanctum, or any other headaches that would arise from trying to parcel out time in one needlessly oversized lab in the only good aura on the covenant grounds.
If no one else is interested in having a regio with a solid aura for our labs, I'd be content with some small regio only accessible by flight, that's just big enough for one lab.
A maga's home is her castle. "Home" being under attack, that's a story I always hate.
Well, I would be against spending a boon on something that is only accessible/beneficial by a limited subset of characters.
It's +3 to the LT, which like you said, you're probably better off customizing the lab to your preferences.
